With a participation of 982 registered Italian Hospitality Investment Conference 2023 was the most attended edition of the last 5 years. The event organized by Teamwork Hospitality and Thrends confirms itself as the event not to be missed to share ideas, opportunities and challenges and present emerging and future trends in hospitality

The fifth edition of the Italian Hospitality Investment Conference entitled “Turning assets into value” took place on 19 and 20 October at the Hotel Villa Pamphili.

With a participation of 982 members, it was the most attended edition of the last 5 years.

Increasingly international, the event recorded the presence of national delegates from all over Italy and foreign delegates equal to 23%. Added to these is a representation of foreign companies exceeding 45%.

During the event, participants explored a wide range of hospitality-related topics. For example, the optimization of the country’s hospitality assets and investment strategies. Furthermore, the analysis of the constantly evolving global macroeconomic context and interest rates.

Among the main take-aways of this edition was that interest rates could fall by a few points in the short term. But they are still expected to remain at high levels (IBOR>3%) until at least 2025.

Furthermore, the data showed how the interest in Italy as a destination for international investments is still relevant. But the difference between the ask price and the offer price in a high interest rate environment is putting investors in a stand-by and watch position.

The operations that took place around the dates of the Italian Hospitality Investment Conference (Six Senses Rome, La Suvera, Novotel Florence) demonstrate the vivid interest in luxury and the main markets.

The placement of Bayview’s portfolio of 3 assets (Naples, Parma, Bologna) is expected soon. Furthermore, the disposals of Six Senses and La Suvera also influenced the volume of transactions.

As reported by CBRE for 2023 up to the 3rd quarter (Q3 YTD) it is equal to approximately 0.85 billion euros and according to Giorgio Ribaudo, Managing Director of Thrends, as of today it should be around 1.1 – 1.2 billion euros . With the year likely to close with a transaction volume in the hotel sector of around 1.4-1.5 billion euros.
